General Community

Yes! The Dawson is a pet-friendly community in South Fort Worth that welcomes your furry companions. Residents can enjoy convenient pet-focused amenities, including an on-site pet park and dog spa, making it easy to keep your pets active, clean, and happy. Pet documentation is required, including a photo of the pet, current vaccination records, and an ESA letter from a licensed healthcare provider.

The Dawson on 360 offers a variety of thoughtfully designed apartments in Southeast Fort Worth, TX to suit different lifestyles. Floor plan options range from studio apartments starting at 600 sq ft to spacious two-bedroom layouts as large as 1,548 sq ft, providing flexible living spaces with modern comfort and style.

Tours & Applications

Tours are available both in person and virtually.

Applications can be completed online or in person through the The Dawson on 360 leasing office.

Yes. The Dawson does have application and move-in fees, including a security deposit. Applicants must provide proof of income and earn at least three times the base rent to qualify. If applicable, pet documentation is required, including a photo of the pet, current vaccination records, and an ESA letter from a licensed healthcare provider.

Yes. Renter’s insurance is required for all residents at The Dawson.

No. The Dawson does not offer affordable or income-restricted housing options.

No. The Dawson does not currently offer moving or settling-in assistance services.

No. Short-term rentals are not currently offered.

Security deposit refunds, along with an itemized statement if applicable, are processed and mailed within 30 days of move-out.

Additional Fees and Payments

No. Utilities are not included in the rent.

Rent can be paid through the resident portal using banking information and/or a debit or credit card.

Parking

Yes. Open parking is free for residents, carports are available for $55 per month, and one-car garages are available for $200 per month.

Pets

Yes. The Dawson charges $25 in monthly pet rent per pet, a $300 pet fee per pet, and a $250 pet deposit per pet.

Yes. Breed restrictions apply at The Dawson.

The Dawson offers pet-friendly features and amenities such as dog wash and pet park designed to support residents with pets.

No. Bike storage is not currently available.

Package delivery is managed through our secure LuxerOne package room and dedicated mail room. Residents receive real-time notifications when packages are delivered and can pick them up at their convenience using their unique access code. This system ensures packages are stored safely and retrieved easily.

Community Lifestyle

Yes. Quiet hours are observed in accordance with community guidelines.

Noise concerns may be reported by calling or emailing the leasing office, or by speaking with a team member in person during regular business hours. If the noise is occurring after hours and is an immediate concern, residents should contact the courtesy officer.

The closest major airport to The Dawson on 360 in Arlington, TX is Dallas/Fort Worth International Airport (DFW), which is approximately a 25-minute drive from the community, making it convenient for both domestic and international travel.

Residents of The Dawson on 360 enjoy easy access to a wide variety of outdoor activities and local attractions while living in our apartments in Southeast Arlington neighborhood. You can explore scenic parks and trails along the Trinity River, spend a fun day at popular destinations like Six Flags Over Texas and Hurricane Harbor, or take a peaceful walk around Joe Pool Lake or Lake Arlington for fishing, kayaking, and picnicking. For shopping and dining, popular nearby options include The Parks at Arlington, an outdoor lifestyle center with numerous shops, restaurants, and entertainment venues, as well as Arlington Highlands, which features a variety of retail stores, eateries, and a movie theater for nights out.

The Dawson in Arlington, TX is served by the Arlington Independent School District (Arlington ISD), the primary public school district for most of Arlington. Arlington ISD provides education from pre-kindergarten through 12th grade. Please note that boundaries may change and residents should contact the school district to confirm assignments.

Current Leases & Residency

Lease renewal options will be sent to you prior to your lease expiration. Renewals can be completed electronically through the resident portal, and the leasing team is available to assist with any questions.

No. Subleasing is not allowed.

A 60-day written notice is required. Residents are responsible for a lease break fee equal to two times the base rent, due at the time the notice to vacate is submitted.

Residents must provide at least 60 days’ notice before moving out.

Residents must submit a written 60-day notice through the resident portal. Prior to move-out, the apartment must be fully vacated and cleaned, and all keys, fobs, and garage remotes must be returned. A final inspection will be completed after move-out to assess any applicable charges.

Maintenance requests can be submitted through the resident portal.

Maintenance issues are typically addressed within 24 to 48 hours.
